New PC Build getting bad FPS

Hi everyone,
I have got this build about a month know and all was going ok but I dont think im getting enough fps in my games. My build cost me 750 euro which is pretty expensive
Details:
CPU: [ Register or Signin to view external links. ]
Motherboard: [ Register or Signin to view external links. ]
Ram: [ Register or Signin to view external links. ] Two 4gb crosiar
Graphics card: [ Register or Signin to view external links. ]
os: Windows 7
PSU: XFX PRO550W
Im only getting like 20 fps on ultra in arma 3 , rome total war 2 Rust Dayz
Should it not be better have vsync disabled in most
any ideas?

You should check the settings in game to make sure you've correctly set them. You should also make sure you've installed any updates to the BIOS,Chipset and GPU.

I have tryed all that bux. what fps should i be getting in the games anyway?

Should be getting more than that i would imagine. Check benchmarks of those games with that card to double check.
