And do the said games install completely???
Okay, well before going through getting your drive fixed, try this and see if it works.
Delete ALLLLLLLL of F3. All of it. Make sure there's no F3 files on your JTAG whatsoever.
Then download f3 again, and do a fresh install.
If your games still don't work, it's most likely your DVD drive. However, it could be your memory device, but that's unlikely
Yeah, probably is. Unfortunately that's not a cheap or easy fix... You're going to need a new dvd drive, because microsoft won't touch your console since it's modded, and you're going to need to know how to flash the old DVD drive key to the new DVD drive. (I don't know how to do it )

You could send your console down to a trusted seller and have them repair your drive. You can expect it to cost around $30-40.
