I've seen a few posts floating around in which someone puts a Xeon in the build instead of something like an i5. I know that the i5 have good single core performance versus the Xeons with better multi-core performance for things like servers, but why put one in a gaming rig?

i5: 4440/4460: Cheap, solid quad core, ideal for games.
i5 4670K/4690K: Slightly higher end i5, can be overclocked for most performance.

Xeon: Certain Xeon chips(E3-1230 V3) i beleive can match an i7. Xeon's are Hyper-threaded so a Xeon would be better for rendering and streaming, still good for games also.

It will usually be better to go for an i5 in place of a Xeon because they are cheaper but still have decent performance.

Most builds you see suggested that have a Xeon in them will be because the OP mentioned that they want to do tasks such as rendering where the hyperthreading of the Xeon will help performance.

Xeons can match the performance of an i7 (i.e. Xeon E3123-V3 vs i7 3770k) but aren't necessary unless you need that kind of performance.
