This is by far the worst repair ever...
Firstly, heat gunning it and throwing on thermal/kit isn't going to properly Reflow the BGA's..Even with flux..
If you wish to keep repairing the way you do, invest in a preheater...without one, you're allowing the mobo to warp when heating it up..
