Getting an appraisal for our home in a week and I'm just curious on what they look at. I was told to not worry about cleaning or projects in the process. Like we have to floors that meet up in a big room that are supposed to make them feel divided and one side is peeling up but we plan on replacing all the flooring to one style within a month so it's honestly just taped down for right now...

General condition of the house. Exterior(windows, concrete/bricking, land quality, entrances and exits, foundation and generally anything structural they deem a part of it), interior(flooring, carpets, drywall quality/noticeable repairs, cracks, ETC). The general mess or lack their of in most cases is alright, it should not be a deciding factor as they're looking for renovations, matching numbers and any noticeable damage that may cost you or the next owner a large sum to finish/fix. You want all projects done before you're appraised essentially as they don't know when you're actually done with them or if it'll be a handoff to the next owner. They can be discussed briefly to get it over with, some are lenient and will run their numbers off of word of mouth, others not so much. Discrepancies in square footage can also fail a appraisal (not all but I've had a couple guys who measured wall to wall and one who did trim piece to trim piece.they do not always check this so there is no need to worry about that)

It was to get a HELOC so I'm curious if they'd overlook the floor. But now we're 50/50 on going thru with that or just doing smaller renovations for now. Been like two weeks of yes and no on the idea lol.

I had mine appraised about 3 years back. During that time, I wasn't able to paint/clean and clear the front of our house, so it depreciated the value by thousands. We've also had to have to garage roof replaced as it was battered during a storm. Not sure if it's goingto ever hold value anymore.
