People are trying to give you the most for your money, and since you are on a budget, not overclocking is much cheaper. If you want to overclock you have to get a nicer motherboard, an aftermarket cooler, and a K series CPU, which will all cost you more money. Us trying to get you to buy a xeon is us trying to save you money.

People like u make my head hurt, Why do you not want a xeon? its a quad core with hyperthreading which can outperform the i5.

If you dont want a xeon go buy a quad core 5ghz celeron and a radeon 6990

But anyway go £200 on the processor, £75 on the board.

A xeon is a fujking i7 without the igpu and maybe ability to overclock
